Midtown Zone is Big Business Area

· Skyscraper development in Grand Central District Exceeding Downtown Loyalty
o Irwin S. Chanin predicted many more building changes to be done.
o Forces that were made before 1929 to construct the first skyscrapers in lower Manhattan are being made in the late 1920’s to build skyscrapers in the Grand Central Zone Forty-Second street areas of Midtown Manhattan.
o Chanin pointed out that early in the century business expanded extremely. New lines of business came to continuation.
o Tall buildings followed as the demand for space continued (great demand of office which was important for big business)
o Chanin said that building in lower Manhattan is becoming idle because almost impossible to make plots suitable for large enterprises. However demand for space still continues to increase.
o A changing way of life and traffic conditions was responsible for the increasing difficulty in reaching downtown offices.
o Typical business man travels from the farthest distance just to get to Manhattan.
§ Majority lives in park AVE. district, Westchester County, or Long Island. Means that all of these business men use the same alternatives to reach Manhattan. Creates more businesses for transportation (more railroads) or for shelter (hotels).
o Manhattan has many apartments that are essential for the continuation of construction for business due to the fact that people would be able to live and walk to business.
o These skyscrapers are becoming bigger and bigger the more they continue to be constructed.

  • "The 1929 and 1930 crop of skyscrapers, aggregating 469 stories, will place additional 5,000,000 square feet on renting Market- Brokers take optimistic view in situation."
-Prophets predict that markets are going to be demoralized for more office space in grand central.
